The EPC and rent indexation in Brussels
The ordinance of 11 October 2022 introduced an EPC correction factor that applies to Brussels leases signed before 14 October 2022 (EPC E, F and G; 100 % for A-D). For more recent leases: federal standard calculation without correction.
The legal framework
Article 224/2 § 1bis/2 of the Brussels Housing Code, introduced by the ordinance of 11 October 2022, sets the applicable coefficients. Unlike Wallonia (whose window mechanism ended late 2023, with an adapted method remaining for capped EPC D-G leases), Brussels maintains its own — but only for leases prior to the date of the ordinance.

Brussels EPC coefficients
Leases signed from 14/10/2022: 100% all classes. A valid EPC certificate provided to the tenant is required to index. Different percentages applied during the 2022-23 window.
A factor that varies with the anniversary month
The current regime relies on official monthly tables: the applied correction factor depends on the lease's anniversary month (EPC E: 0.945–0.990; EPC F/G: 0.891–0.980). This mechanism avoids a « cliff » effect between two indexation periods and smooths the impact for landlords.
Concretely: a lease whose anniversary date falls in March will not have exactly the same coefficient as a lease with an anniversary in September, even with the same EPC. The calculator automatically applies the right value — no need to consult a monthly table.

Case 1 — Lease signed in April 2021, EPC E
- Lease prior to 14/10/2022 ✓ → correction factor applicable
- Initial rent: €850 — Fully indexed rent: €1 017
- E factor for April: 0.965766823
- Indexed rent: 1 017 × 0.965766823 = €982.19
Case 2 — Lease signed in November 2022, EPC E
- Lease after 14/10/2022 → no EPC coefficient
- Initial rent: €850 — Theoretical increase: €167
- Indexed rent: 850 + 167 = €1 017
Case 3 — Lease signed in June 2021, EPC G
- Lease prior to 14/10/2022 ✓ → correction factor applicable
- Initial rent: €850 — Fully indexed rent: €1 017
- F/G factor for June: 0.944248135
- Indexed rent: 1 017 × 0.944248135 = €960.30
- A better EPC (E or higher) gives a more favourable factor, or even 100 % (EPC A-D)
How to find your EPC in Brussels?
The EPC certificate is mandatory for any rental in Brussels. To find it:
- Check your lease (often attached as a copy)
- Contact the certified assessor who issued it (10-year validity)
- Check the public database of Brussels Environment
- Have a new certificate issued (€250-400 depending on surface)

The (more favourable) E factor (≈0.95–0.99) replaces the F/G factor for future indexations. No retroactivity beyond the legal 3 months.
