Frequently asked questions
Why need a letter template? + −
Indexing a rent must be notified in writing to the tenant. Without this notification, indexation is not legally due. A structured template ensures all mandatory mentions appear in the letter (formula, indexes, dates).
Simple letter or registered mail? + −
Belgian law does not require registered mail — a simple letter is sufficient. But in case of dispute, you will need to prove that the tenant indeed received the letter. Registered mail with acknowledgment of receipt is therefore strongly recommended to keep proof.
What if the tenant refuses or doesn't pay? + −
In that case, send a formal notice letter by registered mail, granting 15 days to regularise. Failing this, refer to the justice of the peace of the commune (free and quick procedure).
Is the generated PDF legally opposable? + −
Our PDF cites the legal formula, Statbel indexes and applicable law articles. It provides all elements needed in case of dispute. But the legal value of a document also depends on its transmission (proof of dispatch) — content alone is not enough.
