An independent, free and ad-free tool to calculate the indexation of your rent in Belgium — using the official formula, with up-to-date data and open source code.

Why this site

Calculating a rent indexation in Belgium should be simple: the formula is public, the indexes are published monthly by Statbel, and the law is clear. Yet, looking for a reliable calculator, you find obsolete sites (which haven't updated their indexes since 2022), tools that ignore regional specificities (Brussels or Flanders EPC), or paid services that bill a 30-second calculation.

This site exists to fill this gap: a fair, up-to-date, free calculator that applies the law as written and even produces the PDF notification letter ready to sign.

Who I am

I am Edouard Hennin, Belgian real estate expert since 2018. I also manage BailBelgique (eIDAS signature for leases) and Mon État des Lieux (dematerialised inventory of fixtures). My interest in indexation came from helping relatives and clients understand complex calculations — I ended up building the tool I would have wanted to find.

How it is funded

There is no active economic model for now. Hosting is modest (a shared VPS at Hostinger + Cloudflare Pages for the front, total ~€10/month) and I bear these costs personally. If the project grows, I will consider partnerships with related services (notaries, rental management) without ever compromising the gratuity or independence of the calculation.
