After the 2022-2023 inflation peak (when the health index climbed by +9 % in one year), the evolution returned to a more moderate pace in 2024-2025 (~2-3 % annually). In 2026, the trend stabilises around 2 %.

Regional rules in force in 2026

Wallonia: federal calculation (adapted method for capped EPC D-G)

The EPC capping window ended on 31 October 2023. In 2026, Walloon leases follow the standard federal formula — except EPC D-G leases capped in 2022-2023, which remain subject to the adapted method of the decree of 19/10/2022. Indexation possible for registered leases.

Brussels: EPC still active for pre-2022 leases

For leases signed before 14 October 2022, the EPC coefficient applies: 100 % for A-C, 75 % for D-E, 0 % for F-G. For more recent leases, standard federal calculation.

Flanders: permanent EPC (the strictest)

The decree of 4 July 2023 made the EPC mechanism permanent. The Flemish grid is more restrictive than that of the other regions: 75 % from class C, 50 % in D-F, 0 % in G.

For a lease signed in 2021 and indexed each year on its anniversary date, the cumulative indexation over 5 years reaches approximately +20 % to +25 % depending on the anniversary month. This is the cumulative effect of post-Covid inflation (especially 2022-2023).
